Signs it is time
- Your calendar has empty weeks you know should have booked.
- Rates haven’t been reviewed in years, or were set without asking you.
- You find out about problems from guests, not from your agency.
- You can’t see your own calendar or bookings without calling.
- Statements and tax reporting are late, unclear or missing.
How a switch works
- Read your current agreement. Look for the notice period, how bookings already made are handled, and who holds deposits.
- Talk to us first. We will look at your agreement with you and plan the timing, usually the off-season.
- Give notice in writing, as the agreement requires.
- Existing bookings are honored. Guests already booked keep their stay; we coordinate the handover of reservations, deposits and the occupancy tax for those stays.
- We get your home ready: photos, listing, rates for your approval, house details and your Owner Hub.
- You’re live, with a calendar you can see any time.
The best time to switch
Fall and early winter, when next summer’s rates are set and returning families start booking. Switching then gives a new agency the whole booking season to fill your calendar.
Questions we hear
Will my booked guests be affected?
They shouldn’t be. Bookings already made are honored, and we coordinate the handover so arrival is seamless.
Do I need new photos?
Not always. If your photos are good and you own them, we can use them. If not, we arrange a professional shoot.
